IMPERIAL AVENUE
When LIMAH was invited to provide wayfinding solutions for the India-based engineering and construction group, Shapoorji Pallonji, on their flagship project in the UAE – Imperial Avenue, the team was determined to contribute to their goal of making the project an iconic one.
LIMAH collaborated with consultants like Archgroup and Cracknell to work with key features of the residential tower such as a four-floor high void located between the ninth and twelfth floors, complimented by a 10,000 sq ft entrance lobby, a double height ceiling, and 46 floors featuring 424 residential units to develop a comprehensive wayfinding solution.
CHALLENGE
The Imperial Avenue tower undoubtedly stands out for many reasons, and a location like Downtown Dubai with its competitive luxury residences is sure to not let this go overlooked.
OUTCOME
LIMAH developed a system that was contrasting in its use of methods and materials -a powerful identity for the tower’s exterior, while an understated and softer theme for the residence interiors.

A SPOT OF SERENITY
Targeting the privileged that seek elegance and an address to boast of, the residential superstructure is strategically located in Downtown Dubai, the city’s deeply diverse infusion of high fashion, stylish boutiques and boulevards. LIMAH provided an experience that was designed for a users that prefer such a bustling exterior that transforms into a minimal, serene interior atmosphere.
AN EMPHASIS ON SUSTAINABILITY
The Avenue contains a complex of exquisite residences, including two, three and four bedroom apartments, four and five bedroom penthouses, as well as three, four and five bedroom podium villas. Although each living area was determined to be as spacious as possible with a built up area of 13ha, LIMAH shared in Shapoorji’s emphasis on achieving this objective at minimal costs.
Moreover, with amenities like water purifiers installed in every residence, for the first time in Dubai, sustainability was at the top Shapoorji Pallonji’s goals with this project. Other sustainable, cost-cutting, technological solutions included super speed elevators, solar panels, grey water treatment and 6D BIM.
A truly serene living experience was also achieved through amenities like infinity pools, landscaped walking areas on the podium, private AV Room, a flexible party hall, a leisure zone and kids play areas.
The focus on convenience and sustainability formed an integral part of LIMAH’s work for the Imperial Avenue.
